A roof leak does not always start directly above the spot where water appears inside the home. Water can travel along decking, framing or other components before it becomes visible, which is why finding the actual source of the problem matters.
XCL starts with an inspection of the affected area and the surrounding roofing system. We look for the conditions most likely to be causing the issue and determine whether an isolated repair is a practical solution.

- Missing, lifted, creased or damaged shingles
- Leaks around pipe jacks and roof penetrations

A Clear Inspection Report and Repair Scope
After the inspection, XCL provides the client with an inspection report documenting the condition of the roof, including photos and our findings. This gives the homeowner a clear picture of what we found and any areas that may need attention.
If repairs are recommended, we provide a clear repair scope and price so the homeowner understands what we are proposing before the work begins.
Depending on the problem, that may involve replacing damaged shingles or roofing components, correcting flashing, replacing a pipe jack or vent, repairing ridge or hip shingles, resealing penetrations or addressing localized damage.
When appropriate, we also document the completed repair with photos. If a roofing problem has affected fascia, soffit, drywall, paint or another area of the home, XCL can evaluate those related repairs as well.
Repair or Replacement?
One of the most common questions homeowners ask is whether a roof can be repaired or needs to be replaced.
There is no single answer based only on the age of the roof or the presence of a leak. The location and extent of the damage, condition of the surrounding roofing materials and overall condition of the roof all matter.
When an isolated repair is reasonable, we can recommend a repair. If the roof has more widespread problems and replacement makes more sense, we will explain what we found and discuss that option.
Another common concern is shingle matching. With an existing roof, especially one that has weathered over time, an exact match may not always be possible. Product availability, discontinued colors, age and normal weathering can all affect how closely new materials match the existing roof. When repairs require replacement materials, the goal is to match the existing roof as closely as reasonably possible.
Roof Repairs From Home Inspections
Roofing items frequently appear on home inspection reports during a real estate transaction. An inspector may identify damaged shingles, deteriorated pipe boots, exposed fasteners, flashing concerns or other conditions that need further evaluation or repair.
Buyers, sellers and realtors can send the inspection report to XCL. We can review the roofing items, inspect the areas in question and determine what repairs are appropriate.
This can simplify the process when a roofing issue needs to be addressed before or after a home sale, especially when clear documentation of the completed repair is helpful.
Roof repairs can also come from insurance property inspections or underwriting requirements. When a carrier identifies a roofing condition that needs to be corrected, XCL can evaluate the item, complete applicable repairs and provide completion photos or documentation when needed.

Does a roof leak mean I need a new roof?

Will I receive a roof inspection report?

Will the repaired shingles match my existing roof?
We match replacement materials as closely as reasonably possible, but an exact match cannot always be guaranteed. Existing shingles change in appearance as they age and weather, and some colors or products may no longer be available.
Can you tell where a roof leak is coming from?
In many cases, yes, but leak diagnosis can require evaluating more than the area where water is visible inside the home. We inspect the affected area and surrounding roof components to identify the most likely source before recommending a repair.
